- Open escrow per agent's request; request preliminary title report
- Create broker required documents and forms; submit to client with arrows for signatures or via DocuSign
- Create a working file for the Agent, if requested
- Broker notification of transaction, start the Broker checklist, and submit all documents to the Broker file
- Check water inspection status with water board: schedule inspection if desired
- Order natural hazard report
- Schedule all requested inspections; submit bills to escrow

Once in Escrow:

- Introductory letter to client
- Distribute Broker required documents and forms; submit to client with arrows for signatures or via DocuSign
- Create timeline of key dates related to sale for client, escrow, and cooperating agent
- Send copy of contracts to escrow and lender
- Track contingencies and deadlines per contract requirements
- Ensure that all contracts, counter offers, and disclosures are signed and initialed
- Order home warranty and hazard disclosures reports
- Maintain communications with all parties involved in the transaction: Escrow, Lender, Agents, and Coordinators
- Confirm file compliance with your Broker requirements (ensure agent gets paid at close)
- Send reminders regarding impending deadlines
- Order preliminary HUD-1/closing statement
- Deliver completed transaction file to Broker via email or paper file
- Thank you note to client along with a CD of entire transaction, customized with agent's contact information
- CD delivered to agent for their records
